What You’ll Do

 

The Preconstruction Manager leads all preconstruction activities for assigned projects, focusing on project scope requirements, budget and cost estimation, bid management, schedule planning, vendor agreements, and risk analysis. This role ensures project success by aligning design intent with accurate cost data and achievable schedules, while facilitating effective collaboration among stakeholders with value engineered design, and seamless handoff.

 

  • Lead and manage all preconstruction phases from design review through project handoff to construction project manager.
  • Develop comprehensive scope requirements to support precise design and budget development.
  • Develop detailed project budgets from conceptual to final budgets.
  • Provide value engineering and constructability reviews to optimize project cost and schedule without compromising quality.
  • Prepare and update project schedules to align with milestones, procurement, municipality, and construction activities.
  • Manage the estimating process, scope development, including quantity take-offs, invitations to bid, and analysis of proposals.
  • Proposal buyout, negotiate, and create awarded contractor and vendor agreements.
  • Identify project risks, develop mitigation plans, communicate impact, and implement action plans to reduce or eliminate impact.
  • Determine requirements, scope and timelines with multiple municipalities jurisdictions and utility companies.
  • Review tenant improvement documents and ensure design plans are aligned with delivery requirements.
  • Assist or lead in a project management role for RKR 3rd party locations and RK Stores as needed.
  • May be required to cross-train and perform other duties as assigned.

Essential Qualities for Success

  • 5+ years of commercial construction experience with at least 3 years in preconstruction roles.
  • Demonstrated ability to develop budgets and schedules for multiple multi-million-dollar projects at a program level.
  • Strong knowledge of construction means and methods, building systems, and market pricing.
  • Strong work ethic, highly organized, results-driven, with great verbal and written communication skills.
  • Ability to interact with the team in a fast-paced environment, remaining flexible, proactive, resourceful, and efficient.
  • Proficient in project management software, estimating software, scheduling tools and Microsoft Excel & Word.
  • Flexibility with hours: the ability to work varied hours, days, nights, and weekends as business needs dictate.

Physical Requirements

  • Good visual acuity and ability to communicate effectively.
  • Ability to lift, push, and/or pull a minimum of 30 pounds.
  • Ability to stand and/or walk for long periods of time.
  • Ability to travel to project sites throughout multiple states.

The pay range for this position is $120,000 - $150,000 annually. Exact compensation is determined by factors such as relevant geographic location, education, certifications, experience, job level, shift, and organizational needs.
