JOB SUMMARY:

The Real Estate Acquisition Specialist plays a critical role in the real estate development process by identifying, evaluating, and assisting with acquiring properties that align with the company's investment objectives. This individual is responsible for sourcing potential properties, conducting due diligence, and assisting in the acquisition process. The role requires a combination of analytical skills, market knowledge, and relationship-building abilities.

JOB DUTIES AND ESSENTIAL FUNCTIONS:

  • Identify potential real estate investment opportunities through various channels, including public listings, off-market sources, networking, and industry relationships.
  • Conduct market research and analysis to identify emerging trends, property hotspots, and investment opportunities.
  • Evaluate properties based on predefined investment criteria, including financial performance, location, market dynamics, and potential for value appreciation.
  • Evaluate risk factors, return metrics, and investment performance indicators to make informed decisions and recommendations to senior management.
  • Prepare for and assist in the negotiation of purchase agreements, contract terms, and pricing with property owners, brokers, and other parties involved in the transaction.
  • Communicate effectively with stakeholders throughout the process, providing updates on deal progress and addressing any concerns or issues that may arise.
  • Assist with analyzing financial pro forma, cash flow projections, and investment models to assess the feasibility, profitability, and overall performance of the company.
  • May be required to cross train to perform other duties.

QUALIFICATIONS:

  • Bachelor’s degree in real estate, finance, business, or related field preferred.
  • Strong analytical skills with the ability to evaluate financial data, perform market research, and assess investment opportunities.
  • Exceptional communication and interpersonal skills, with the ability to build and maintain relationships with stakeholders at all levels.
  • Proficiency in financial modeling tools.
  • Detail-oriented, organized, and capable of managing multiple projects simultaneously in a fast-paced environment.

 

PHYSICAL REQUIREMENTS

  • Ability to communicate effectively to all audiences.
  • Good visual acuity.

 

 

  • Close vision for computer work.
  • Repetitive wrist movements on keyboard.
  • Ability to sit/stand/walk for long periods of time.
  • Ability to walk up and down stairs multiple times per day.

The pay range for this position is $45,000- $65,000 annualized and is bonus eligible. Exact compensation is determined by factors such as relevant geographic location, education, certifications, experience, job level, shift, and organizational needs.
